One of the key elements that you are going to need to focus on when you are getting started in real estate investing is simple: you are going to need to be sure that you can locate those sellers who want to be able to sell quickly. More importantly, when you are looking for motivated sellers, you are going to want to be sure that you are finding those sellers who need to sell quickly - those who need to get out of their mortgages before the bank forecloses.

On one hand, you are going to want to focus on advertising that will help to bring motivated sellers to you; never underestimate the power of local signs that simply say that you buy houses and that you offer a quick turnaround time. On the other hand, you are also going to want to be sure that you know where to look to find motivated sellers.

One option is always going to be to take a look at legal notices in the paper - particularly to look for notices of foreclosure precedings, divorce and other situations that can lead people to want to sell their homes quickly. What you will discover quickly when you are in the business of real estate investment is simple: the more motivated the seller, the better the investment deal.
