Why Multi-Family Will Make You More Money

Just to refresh your memory, here’s why multi-family apartments can be a far better investment than a single family home.

With a $200,000 single family home you’ll struggle to eke out 200/mo cash flow and your property may appreciate 2-5%/year.

Now, take a $200,000 8-unit apartment complex. You will easily pull down a good $2,600 cashflow. And do a few improvements, manage expenses and up the rents $50 and you’ve not only increased your cashflow to $3,000/mo but you’ve also created another $48,000 in equity!

The numbers only get better with bigger properties. Take for example Scott’s first deal.

First Deal Nets $850,000

In his first deal Scott bought a 24 Unit apartment building. The asking price was $900,000. He paid $916,000 (more than the asking price to beat out other bidders). But even after debt service and expenses, he was netting over $3,000 per month in positive cash flow.

After making some improvements, Scott got the building appraised for a much higher value. And after refinancing and doing some fancy financial footwork (that you’ll learn about in the teleboot camp), he was able to pull out about $850,000 ($848,000 to be exact) in cold hard spendable cash.

If a guy with only a high-school education can do this on his first deal with no knowledge and making all the mistakes, what can you do after getting the knowledge that Scott has gained, and learned by being coached through actual deals!?

Work Less and Risk Less

Another big advantage in multi-family is it’s less risk and less work! Yes, that’s right. Managing 10 single family homes, you’re struggling to collect rent each month, your paying 10 (or more) mortgages, dealing with 10 insurance policies, etc.

If one or two of those properties goes vacant or you have to evict somebody, your cashflow for the next month or two (or until you fill them) can be wiped out. And with a higher price tag and higher monthly payments, you’re going to work harder to fill those homes.

If you owned just one 24 unit building (which you could acquire for less than the 10 homes), you’d be making more cashflow than those 10 single family homes and you’d have just one mortgage and one insurance policy. Furthermore, you can afford a manager that collects rents, deals with tenants, etc.

And if one or 2 units goes vacant, no big deal. You’re still in a great positive cashflow and filling a rental unit is easier because it is a lower payment.
